Help me make a remodeling decision?
Which would you be more inclined to purchase: a 4BR house with a small kitchen (11x11) or a 3BR house with a kitchen/dining room combo (11x22)? Why?
There is no separate dining area in the home. The kitchen is all there is.
I'm considering knocking out the wall between one of the bedrooms and the kitchen to make the area larger and more appealing when I decide to sell the property. As it stands, I can only fit a small dinette set in the kitchen comfortably.
The measurements are correct. I've had them measured by a licensed contractor.

4 br house because will have a better resale value. If the 11x11 kitchen has a separate dining, that's great. Also, opt for the one with an open floor plan. Make sure to verify square footage.

the three br. the living area seems more roomier and open. depends on how nice the kitchen looks tho.
